Dayton, Ohio Contractor is seeking an organized project manager experienced in estimating.
Responsibilities: Drive operations to deliver projects safe, right, and fast. Serve as a leader to build and develop a strong team to support and sustain profitable growth and provide opportunities for personal and professional growth for our team. Build and maintain strong relationships with clients and vendors to increase profitable and sustainable growth. Offer clients new and innovative solutions to ensure quality, reduce risk, and provide the lowest total cost. Manage Subcontractors and Vendors to surpass customer expectations, minimize risk, and lower cost. Read and interpret established scope of work. Plan specifications to ensure complete understanding of all project requirements. Develop project plans, phases and schedules. Communicate plan and schedule changes, alternate work assignments, change orders and scope revisions to the project team. Accurately project cost to complete based on intimate job knowledge and experience to eliminate financial surprises, effectively manage the project and provide accurate costing feedback to estimating. Oversee administrative deliverables to minimize risk and allow for timely and accurate decisions. Seek and secure new contracts for the company, implement new procedures, software, and assist in team collaboration. Prepare bid packages - to include project estimates, takeoffs, material & vendor/subcontractor pricing. Ensure all requirements from Owners/Engineers are addressed. Attend all pre-bid meetings and correspond with project managers/owners on finalizing bid plans and all project details. Preparation of purchase/change orders, AIA pay application submittals, project controls/budgeting and scheduling.
Requirements: Successful candidate should have 10+ years of prior experience managing multiple job sites. Must have excellent client relations, leadership, and project management skills. Bachelor's Degree (Civil Engineering or Construction Management). Familiar with RAPCA, State, City, and County permitting requirements. Ability to read spec books and construction blueprints involving earthwork (excavation/grading), heavy highway, demolition, waterline, storm & sanitary sewer, precast culverts and more. Excellent communication and planning skills and the ability to multitask and maintain a flexible schedule required.
